Rent split calculator

A rent split calculator for roommates: enter the rent and each bedroom, then split rent equally, by room size and square footage, by income, or a mix of both. Shared space, private bathrooms and couples sharing a room are counted, and the shares add up to the rent to the cent.

How do you want to split it

With the whole home size, the shared space is the area outside the bedrooms and private bathrooms, and the percentage is worked out for you. Use one unit, square feet or square metres, throughout.

Enter the rent and each bedroom's size, or each room's income, to see the split.

In short: To split rent by room size, give the shared space a part of the rent split equally per person and split the rest by each bedroom's square footage; to split by income, each person pays their percentage of the household's income. $2,400.00 for a 1,000 sq ft home with bedrooms of 200, 120 and 140 sq ft splits $804.00, $612.00, $984.00 by room size.

How to split rent with roommates

  1. Enter the monthly rent and choose a method: equally, by room size, by income, or room size and income together.
  2. Add each bedroom with who lives in it and how many people share it. For a split by room size, enter the bedroom's size and the size of any bathroom only that room uses; for a split by income, enter each room's income, both people's for a couple.
  3. Set the shared space. Enter the size of the whole home and the calculator treats everything outside the private rooms as shared, or type the percentage of the rent you agree the shared space is worth.
  4. Read the split. The table shows what each room pays, its two parts, its percentage of the rent and, for a shared room, what each person pays. Copy the summary or a share link for the group chat.

A rent split by room size, square footage and private bathroom

Take a three bedroom home of 1,000 sq ft at $2,400.00 a month. Ana's bedroom is 160 sq ft with its own 40 sq ft bathroom, Ben's is 120 sq ft, and Cy and Dee, a couple, share a 140 sq ft room. The private rooms come to 460 sq ft, so the shared space, the kitchen, living room, hall and shared bathroom, is 540 sq ft, 54 percent of the home.

That share of the rent, $1,296.00, is split equally between the four people: $324.00 each, so the couple's room carries $648.00. The other $1,104.00 follows the private space, 200 to 120 to 140, which gives Ana $480.00, Ben $288.00 and the couple $336.00. In all, Ana pays $804.00, Ben $612.00, and Cy and Dee $984.00, or $492.00 each. Press Try an example in the calculator to see it laid out.

A private bathroom counts as private space, so it is simply added to the bedroom it belongs to. If you would rather value it differently, a balcony or a walk-in closet too, enter a bigger or smaller size for it; the split follows whatever sizes you agree.

Rent split calculator based on income

Splitting by income means each room pays the same percentage of its income towards the rent. With incomes of $72,000, $48,000 and $90,000 a year, the household earns $210,000, so Ana pays 34.3 percent of the rent, $822.86, Ben $548.57 and the couple $1,028.57. Monthly or yearly, before or after tax, makes no difference to the result as long as every figure is the same kind.

An income split ignores the rooms, so the person with the smallest bedroom can still pay the most. Room size and income blends the two: with 50 percent split by room size, half the rent follows the rooms and half follows income. A room with no income pays nothing under a pure income split, and the calculator says so; the blend gives it a share.

$2,400.00 rent, the same home, four ways (computed by this calculator)
RoomEquallyBy room sizeBy incomeRoom size and income
Ana$600.00$804.00$822.86$813.43
Ben$600.00$612.00$548.57$580.29
Cy and Dee$1,200.00$984.00$1,028.57$1,006.28

Couples sharing a room

A couple in one bedroom uses one room but twice the kitchen, the bathroom and the hot water. The calculator handles this by splitting the shared space per person and the bedroom per room: set People in it to 2. With $1,800.00 rent, two 150 sq ft bedrooms and 40 percent for shared space, the couple pays $1,020.00 and the roommate $780.00. Counting rooms only, with no shared part, they would pay $900.00 each.

Every share is worked out in whole cents. When the rent does not divide exactly, the leftover cents go to the rooms whose exact share was closest to the next cent, so $1,000.00 split three ways is $333.34, $333.33, $333.33, and the column always adds up to the rent. For a single restaurant bill use the bill split calculator; for household costs that different people pay over the month, the group expense splitter works out who pays whom. Nothing you type leaves your browser.

Questions people ask

How does the rent split calculator work out each share?

Equally, every person pays the same and a couple's room pays two shares. By room size, a part of the rent for the shared space is split equally per person and the rest follows each room's private space, the bedroom plus any private bathroom. By income, each room pays in proportion to its income. Room size and income does both and blends them by the percentage you choose. Every share is in whole cents and the shares add up to the rent exactly.

How do I split rent by square footage?

Measure each bedroom, and any bathroom only one person uses, and enter the size of the whole home if you know it. The space outside the private rooms is the shared space, so in a 1,000 sq ft home with 460 sq ft of private rooms, 54 percent of the rent is split per person and the other 46 percent by private square footage. Without the home size, choose the shared percentage yourself; the calculator starts at 50.

How do you split rent based on income?

Add up everyone's income and each person pays their percentage of it. Incomes of $72,000, $48,000 and $90,000 total $210,000, so on $2,400.00 rent the first pays $822.86, about 34.3 percent. Use the same kind of income for everyone, yearly or monthly, before or after tax; the shares come out the same as long as the figures are like for like.

How should a couple sharing a room split rent with a roommate?

Count the couple as two people in one room. The bedroom is split by its size like any other, but the shared space is split per person, so the couple pays two shares of the kitchen and living room. With $1,800.00 rent, two 150 sq ft bedrooms and 40 percent for shared space, the couple pays $1,020.00 and the roommate $780.00.

Is it fairer to split rent equally?

When the bedrooms are much the same and everyone earns about the same, an equal split is simple and fair, and the calculator's Equally option does it to the cent. Differences in room size, a private bathroom, a couple in one room or a large gap in income are the usual reasons to split another way; agree the method before anyone signs the lease.

Are the rent, sizes and incomes sent anywhere?

No. Everything runs in your browser. A share link carries the figures in the part after the # in the address, which browsers never send to a server, so only the people you give the link to can see them.
